Villarega only accepts bookings from persons older than 18 years. The tenant must be older than 18 years. Villarega reserves the right to refuse a booking at all times and without statement of any reason whatsoever. Villarega shall confirm the booking in writing and send the invoice within 10 days starting on the day it was received. You must check the written confirmation and the invoice for correctness, immediately upon receipt. Any possible or claimed inaccuracies must always be notified in writing, at the latest 10 days after receipt of the confirmation and before the period of the accommodation begins. If you have not received a written confirmation within a period of 10 days after your booking, you must contact our office without delay.
2. Price
When you book, you are notified in writing with regard to the price that applies at the current time. The price indicated in the confirmation/invoice is binding. The reservation fees, insurance and extra services/packages, if applicable, are charged additionally. The reservation fees amount to €30 for a phone booking and €20 for a booking via the internet.
3. Holiday home rental
The tenant shall be held legally liable for any damage whatsoever that is caused by inappropriate behaviour or non-observance of the contractual obligations.The tenant agrees to respect the place of accommodation and its surroundings, including the noise level of the surroundings. If the tenant is a nuisance or causes trouble, the contract can be terminated without any compensation whatsoever. If the tenant causes damage to the rented place of accommodation or to its contents, he must inform the administrator of the aforementioned place of accommodation.Any repairs or purchases that result from the damage or loss are to be paid by the tenant to the administrator immediately. The tenant remains legally liable for the damage that he has caused in the event that this damaged is determined after the stay.The tenant is legally liable for the actions of his guests and also for any damage that they may cause.The tenant agrees not to exceed the maximum number of persons allowed to stay in the rented home. In the event of abuse, we reserve the right to refuse access to the place of accommodation without any form of compensation whatsoever.
4. Pets
Whether pets are allowed depends on the reserved home. For reservations in Florida, a surcharge must be paid as indicated on the confirmation; for other countries, the terms and conditions of the owner must be taken into account.
5. Payments
50% of the rent must be paid when making the reservations; the other 50% is to be paid at least 6 weeks before the rental period begins.For bookings that commence less than 6 weeks before the start of the rental period, the full rental price is to be paid immediately.In the event of late or incomplete payment of the invoiced amounts, you are in default. Villarega shall send you a summons to pay. If the amount has not been received by Villarega within 14 days following the summons, Villarega is entitled to terminate the agreement unilaterally.You are liable for all damage that Villarega suffers or shall suffer as a result of this termination, including all expenses that Villarega has made with regard to your booking and the termination hereof.In the event of cancellation or termination more than 4 weeks prior to the start date, you shall owe compensation amounting to 50% of the total rent and in the event of cancellation less than 4 weeks before the start date this amount is equal to 100% of the total rent.This payment must be received by Villarega at the latest 14 days after the written cancellation.It is recommended to take out a cancellation insurance when booking. 6. Modification fees
If you want to make modifications after you made your booking, Villarega is not obliged to accept them. Whether we accept these modifications is at our discretion and depends on whether Villarega can comply.A minimum fee of €50 shall be charged for every modification.
7. Arrival and departureThe rental period normally starts on Saturdays at 4 pm and ends on Saturdays at 10 am, unless indicated otherwise on the accommodation ticket.
8. Force majeureForce majeure applies for Villarega if the execution of the agreement is obstructed in whole or in part, or temporarily or permanently by circumstances beyond our control. This includes: threats of war, staff strikes, blockades, fire, floods, etc.
9. LiabilityVillarega shall not accept any liability whatsoever for: - theft, loss or damage of any kind whatsoever, during or as a result of thestay.- the breaking down or shutting down of technical equipment and the failure or closing down of services.The tenant and the person who accompanies him or her, are jointly and severally liable for all loss and/or damage which arises now and in the future for the owner as the direct of indirect result of the accommodation, regardless of whether this loss and/or damage is caused by actions or negligence of their own making or by third parties who are in their company.
10. Complaints
Despite all the precautions on our behalf, it is possible that you may have a justified complaint. We must be notified of this complaint immediately and on the spot in order for us to find a solution.Complaints that cannot be solved on the spot must be made by registered letter sent together with evidence to Villarega at the latest one month following the period of accommodation.
11. General

These general terms and conditions are applicable to all bookings, direct or indirect, made with Villarega.All disputes related to this agreement shall be governed exclusively by the courts of Ypres.
